Our development approach is designed to keep your congregation or organization in the building. We structure transactions so that community space is preserved as part of the repositioned property, typically through a long-term lease or partnership framework that ensures your home remains your home.
Step 3: We Bring The Capital

Repositioning a community building requires significant investment. Rockacre assembles the capital, from private equity to tax credits to public subsidy, so that you do not bear the financial burden of transforming your property. You contribute the building. We contribute the capital and the expertise.
Step 4: We Create Housing

Our projects create affordable housing in the neighborhoods that need it most. By converting underutilized portions of your building into residential units, we address the housing crisis while generating the revenue that sustains the entire project, including your community space.

Common Questions for Churches/Organizations
Q: Will we lose control of our building?
A: No. The church/organization retains control of worship space and/or community programs. Rockacre manages activated commercial spaces (like co-working or affordable housing), but you remain the spiritual and community leader.
Q: What if our congregation/organization doesn't want changes?
A: We only move forward with congregational/organizational approval. This is a partnership, not an acquisition. If your community isn't ready, we respect that.
Q: How long does the process take?
A: From first conversation to activation: typically 18-24 months (due diligence, design, construction, tenant placement).
Q: What happens if Rockacre wants to exit?
A: We give the church/organization first right of refusal. If you want to buy us out, you can. If not, we sell to a mission-aligned buyer (community land trust, nonprofit, another church).
